Information for Tenants

A non-refundable Administration charge is required from all applicants over the age of eighteen.   Our charges are as follows:-
 

£150.00 per individual applicant
£200.00 per couple (must have proof of residency for three years)
£100 per Guarantor
£25.00 per family member aged 18 or over
£300.00 per Company Let

 
References are obtained using Uk Tenant Data Referencing Service.  This fee is non-refundable in the event of an application being unsuccessful but will be refunded should the Landlord withdraw the property from the market. 
 
Once successful referencing has been obtained and the Landlord has approved the tenancy, the tenancy agreement will be signed.  At this stage the first month’s rent in advance and the deposit is payable.  A Deposit equivalent to the sum of one month’s rental plus £100 is required in respect of each property (in some circumstances a higher deposit maybe required).  The deposit is held by the Deposit Protection Service.
 
Payment of the first months’ rent and the deposit must be made by cleared funds by the commencement of the tenancy. Therefore Payment may be made by Personal Cheque if paid prior to seven working days before the commencement of the tenancy.

Unless otherwise stated, all properties will be let under an Assured Shorthold Tenancy Agreement as defined by the Housing Act 1988 (amended by the 1996 Act).
 
Tenants must have adequate accidental damage insurance cover to Landlords buildings, contents, fixtures and fittings.

You Must Provide Proof of Identify and Proof of Residency at your Current Address by providing at least one of the following:
 

A Driving Licence with your current address or
A recent Utility company bill no more than 3 months old or
A council tax bill in your name at your current address or
A signed and dated letter from your employers human resources department or finance director, showing the name of the individual and their position within the company

 
NOTE: Bank Statements, Pension Pass Books, or Benefit Vouchers are not acceptable as proof of residency.
